And uh that’s one of the things we’re going to talk about here today is, you know, I’ve we we’ve done these master classes every single month for I think it’s almost four years now.

There’s a lot of things that the same is the same, but how you present it, where it comes out, what you do, all that kind of stuff changes. And obviously, the massive change we’ve been talking about for quite a while now, um, is AI.

Um, up on YouTube and Spotify and stuff like that with four other really smart agency owners because AI I use every day in my life. Kind of fell backwards into it a few years ago.

But you know even just go back in the last year and the last 6 months in the last 3 months and the last two months and the last two days the amount of agentic agents that we learn that we’re making and building and understanding why and the amount of co like AI has learned to write its own code to the point where human code is not needed anymore and the next iteration is AI is just going to be coding things for us completely with a code set we don’t even understand and pulling in all the design modules and stuff like that. Again, you you still need smarts. It’s like garbage in, garbage out. You need good humans to be involved in the process. But the more our world goes AI, the more humans need to be in contact with humans. So, I’m not one of these people that say, “Oh, get, you know, switch everything over to AI.” AI is an assistant. It will be, it’ll be an assistant when you go to the doctor. all your blood tests, all your history is there so you don’t have to rely on your doctor getting older and forgetting or giving you that five minutes of attention and reading your chart before

you walk in. They are bringing AI in so that it’s like here’s your entire history. Here’s your blood test. Here’s some ideas. Here’s some, you know, maybe we should do this and this and this because you might, you know, you we might want to rule out this and rule out that.

Let me switch over to the other screen and let’s have this uh great conversation for the next hour or so on on how to win more jobs faster.

So there we go up in the top corner. So um so yeah, today we’re going to be talking about book more with smarter followup. So automations but now automations layered with AI. So something that we’ve always suggested is you know you should be following up. We’re going to talk about that.

We’re going to talk about what kind of followup that the like, you know, if you follow up with inquiries. I will be using the word leads and you can cringe every time I do because I hate the word as well, but lead is sort of a not only a keyword and a buzz word, it’s a it’s kind of a mindset, but it’s an inquiry.

Um, you want to be following up with your inquiries uh consistently and regularly. As always saying, kind of crudely, but until they buy or die. Um, but you want to be have them in a funnel. You want to have them in a database. You want to stay in touch. You want to tell them happy customer stories. You want to reach out to you want to go, hey, is it, you know, did you did you make a decision on that? Is it time um time to work on that? Automation is going to help with has always been able to help with that.

Doing it is the most important. Way back in the day, Heather and I in my office when I ran all my cleaning businesses and she was ran the office for me. It was like I’d come back, learn something new, come back from a a convention. I’m always working on the business, marketer of the business, not the guy in the truck.

Um, you know, that was the first year and a half, 30 years ago. Uh, working on growing the business was okay, I learned something else. Let’s go do that. And it the automation was the rolling um crate that we got from the um the uh office supply store, one of those crates that you hang folders in. And it was, hey, when somebody calls, if they didn’t book, call them back tomorrow.

If you didn’t get a hold of them, send them an email. Leave them a voicemail. Send them an email. Move it three days back. And eventually at the end of two weeks, send them the mafia offer, the offer they can’t refuse if they’re a good qualified candidate. Um, make sure your marketing is doing that.

And then if they still didn’t book, put them into the nurture process so that they hear from you with emails and print and and physical and outreaches every month and then a check-in every three months and and all that kind of stuff. We do that with leads. We do that with databases. We do that with referral partners.

We do that with, you know, again, even like customer databases. You have a couple different um what they like to call ICPS or ideal client profiles, right? You have to build out those ICPs. What is your best ICP residentially? Your customer avatar. What’s your best ICP um commercially? What does that look like? There’s there’s layers to that.

Like there’s there’s one main, then there’s go deeper. Go deeper. Right? Think a little bit more. each one of them has different needs, wants, fears, stuff like that. So, we do a lot of we use a lot of AI to help us figure that out so that messaging can be better um to those people, right? So, we do a lot of that for our clients to so that messaging can be better in some of the stuff that we do and we recommend that that’s happening as well.

So, we’re going to talk all about that. So, hopefully that makes sense. And if that does make sense, I have to just find my um next button. There it is. Okay. So, we’re gonna turn off our cell phones. are going to turn off Facebook. Um, obviously if you’re home service, home cleaning service, anything like that, you’re going to give me the next 60 minutes of your attention and I as a as a trade-off back against that agreement and going to give you some very very deep insightful information that not a lot of other people are talking about. It’s there there’s kind of a a noisy mess out there. Think of this as your curated. Okay, Gay, John, what what can we do right now based on everything out there? What’s important? What’s not important? What do we focus on? What do we not focus on? Because again, actionable information. What would what would I do in my own business? Having grown million-dollar successful cleaning businesses over 30 years, exited, sold them off, helped with marketing, um, consulting for the last 20 years, building million-dollar cleaning businesses. Um, and, you know, and any level you want. And then, you know, the last 15 years doing digital marketing

for cleaners and other businesses. And then the last six only working with the cleaning industry, home cleaning industry. So, um, yeah, what would I do? How would I use what’s actually going on out there to better run my business? And when would I put it in place? Because you can’t do everything all at once.

That’s drinking from a fire hydrant. How do you slow it down and go implementation is everything one step at a time. Um, but able to keep up because ah, what keeps me awake at night is how fast everything is moving and how to simplify that and and stay plugged in. So, let’s talk about that.

Um, the master follow the mass master the follow-up game, timing, frequency, and human touch. Um, in fact, if I could go back into the slide right now, I’d make human touch huge and red because we’re going to lose the human touch.

Everybody thinks that AI can, oh, I don’t need to hire employees anymore. I’m just gonna use AI to do No, no, no. Um, AI can be a great assistant. AI can be, you know, great at at at helping and simplifying and giving you a thought partner and you go for a walk and and hit chat GPT up and say, “Hey, I’m out for a walk and I wanted to have a conversation with you about this.

” And your chat GPT would go, “Great. Let’s have a conversation about that.” Right? Always very positive. It always loves you. Um, and then you you go back and forth and when you’re done, you say, you know, what did we learn today? What can we what can we do about that? and you can come, you can have it give you a bulletoint list and that was your walk. Um that that’s all cool.

It could be about your business, about your life, about your dog, about your, you know, renovations, about you name it. But, um, we’re going to be all tied into that, but the human touch becomes the missing piece, right? So, we want to make sure we we we we have real people um involved in our client outreach, retention, all that.

How to automate without losing the personal touch. again there that is again and lead uh lead um conversion that feels effortless because it’s a system you know you build a system you run the system and then you you you monitor the system you see the results um the data coming out of the system and then if the data isn’t right you don’t wing it you fix the system so if you build operations and systems SOPs we call them right standard operating procedures um APIs that’s another thing that you could be calling it Um if you’ve got those kinds of things, systems and KPIs running in your business, then um then you know now now you can now you can grow your company and as something is developing you can decide well is that good? How do I make it better? How do I make it best? Do I need to make adjustments? You can show the data to somebody because you have a systemized way of doing things. scripts on phones work better because if you’re all saying the if you’re saying the same thing the

same way the right way then your booking percentage is 45% somebody else’s booking percentage is 52% or 58% you can go hey show me your oh wow oh I see it oh wow that’s a little bit of nuance that’s a little bit different let me try that next time because there is a system in place so we’re going to talk about that as well so as we get into that let’s take a look who am I right so um for anybody who’s new here.

Um, been in a career in cleaning industry since 1990 while still in high school. U started a window cleaning company, owner of franchises and independent businesses and ecom that goes underneath our logo for some reason. Um, and um, and been a consultant in the industry as well. Just I learned I didn’t know what I didn’t know. So, I learned what I didn’t know.

And by learning what I didn’t know, I decided to teach what I didn’t know um, and help other people out, buddies and friends. and eventually got asked more and more and more and created consultancy and and coaching programs and then eventually helping with digital marketing in general digital marketing specifically and all of that kind of stuff.

So, I’ve lectured and talked on stages about this two-day recently we just have three-day elite retreats. We recently just did in March a two-day um um basically uh business accelerator with CleanFax magazine. Jeff Cross and I did that. Um, so I’ve done all of this. I’ve wrote the book on it literally.

So if you want to go to uh um Amazon and pick up the complete glide internet marketing uh again even as things are changing the concepts are all the same. What what needs to happen where what why is is is all the same psychology. It’s just there’s different ways to um implement it in today’s day and age with AI and stuff like that.

So, um, also, uh, again, industry leader of the year in Clean Facts magazine two years ago, uh, spoken on stages, all that kind of stuff. That’s cool stuff. Um, more importantly, probably is the what we do with our clients, right? So, we like to grow very successful clients that can exit the way they want to, be number one everywhere, build the type of business they want with the amount of effort they want to put in.

Um, again, do we want to do we want to do we want to be up 50 grand in a year? Do we want to or six months? Or do we want to number one everywhere? Do we want do we want to make be able to raise our prices and keep our boutique business? Do we want to be able to add more employees? Do we want to get ready for, you know, organize and optimize the business, be ready for to to sell it and have an exit strategy? We all have different reasons, but ultimately they all come down to one thing and which is what we want to do as well with these trainings and with our clients and all of that is make you know make you the top cleaning brand in your marketplace so you can attract the best clients whatever they are because the ideal client in today’s day and age is upper upper um upper middle class to upper class. They they’re the ones that that have excess money. They’re the ones that, you know, while there’s a a a squeeze on the price of eggs and groceries and inflations and housing and all of the things we hear about in the news, you know, at different levels in different locations and stuff like that and tariff threats and and huh um the

people that have discretionary income and investments and all of that have more value, more wealth in their life. They’re the ones that are hiring more cleaning services more often, right? And co was great um for that crowd because uh it reminded a huge section of the world taught and or reminded a huge section of the world that cleaning is a healthy thing. Cleaning for health.

So we get to have that those conversations. It’s not you know three rooms in a hall for $99 129 149 you know kind of idea is a cleaning for commodity business. Cleaning for health is about how you do what you do. who guarantee it, show up differently, act differently, talk differently, have different programs and packages and marketing messages and stuff like that as well.

And all of that goes into our nurturing or automations that we’ll talk about because you do want to be booked out weeks in advance at the highest rates, right? You want to be able to tell people, “We are the most in demand in the area. Let me see when I can fit you in.” Most of our regular clients book a year in advance into our schedule.

Those are two elements of scripts that we always had in our company because we did have our clients book a year in advance in our schedule pre-platinum pre-book their next appointment. Um, right. And so we were able to make that claim because they did that. And we also uh were booked out, you know, again, we were the most in demand, so we could say that as well.

Probably I’ll pop in in another couple months and I think at that point we might want to be touching up, you know, maybe book a time to touch up the traffic lanes. And I mean text messages, emails, DMs, likes, shares, comments. If you’re running Facebook ads, one of the best ways to run a Facebook ad is to create a the Facebook a post on your page, then in ad manager, set up an sophisticated targeting ad done properly.

Like everybody goes, “Oh my god, I tried text messaging marketing my database and it’s amazing.” you know, I I text messaged, you know, my database, you know, the other day or, you know, LA last week or whatever, and oh my god, I got so many jobs. I should just do that from this point. That’s all I need to do is text messaging. I always say, call me after the fifth time you’ve done that because you’ll find out that you’ll burn

Here’s an example. 100 leads come in, 100 inquiries come in, new inquiries, haven’t used your services before on brand new inquiries from people that have never used you before, weren’t referred to you, didn’t have a name in mind, went to Google, went to whatever source, heard about you from there, called up to see what you’re all about, checked out your website, checked out your social media, checked out your reviews, did all of the stuff that people do. There’s no one thing. That’s why we always suggest you say, “Hey, what research have you done on us so far?” instead of how did you hear about us, right? Better better data to to to grab. But industry average in cleaning is 30%. If you actually track your numbers on cold inquiries, 30% booking, no followup, 30% on the book. Your average job is 325, which it should be north of 300 bucks, north of $400 these days. Um, but the average residential job ticket

Um we have it built into one of our tools as well but and they go and listen to the voicemail and you’re just following up. It’s just an automated process that sounds real. Maybe that one, you know, doesn’t have their name in it. Maybe with AI, we can put their name in it nowadays, right? So, there’s different ways to play with this, but you’ve left that. Maybe you do it again. Maybe you do it live, right? There’s a reminder that says, “Hey, by the way, it’s been 3 days. Call this person.” They don’t answer, say this on the on the uh on the voicemail. If they do answer, say this to them live. And that’s just a process, right? Um but now you’re booking 70%

One of the reasons why our cleaning services after about the first three years did not have a clean only service anymore at all. Once I learned how to package, I got rid of the bottom package. Um a lot of people know that story. We clean and protected from 1998, 1999 until the day I sold the business. And the person who runs the business now still cleans and protects residentially as the base service and is able to explain why that means that yeah, we might be a little bit more sound a little bit more expensive, but we’re actually the best value for your money plus this and this and this and our 12step process and and all of the other good marketing, but we know that cleaning a customer’s home and applying a protection gives them that window of opportunity done well, done properly, that window of opportunity that is better for them and better for the carpets than a discount cleaning price. And you end up getting better clients because of that. So, we’ve got some clients of ours that they’re they don’t even give a quote over the phone. You want to be seen as a welcome guest, not an annoying pest. You want to be providing value. That’s a psychology. My good friend Steve Rosenbomb talks all about, you know, the perfect cadence. Um correct cadence. Sorry, he likes using alliterations. correct cadence and the flawless follow-ups, right? There’s there there are ways to to engage with people over time and there’s ways that AI is making that even more natural and more targeted to each individual person.

So, not just there there there’s sort of a generality to it, but there’s some people that the generality is not not not good. Then there’s AI that is starting to try and be embedded into things. That was the lifetime value of that tracks tracks all of it knows them and can figure out the averages. Right? So of the people and the you know and then of the people that do clean their stuff, how many of the do themselves for the first how many times, young families, whatever until they actually have discretionary income or the desire to hire it out, right? So now we got a much smaller crowd. Take all the households in your neighborhood or your your your marketplace, your service area. That data is easily available. Go find out how many households are there. And then understand that that a whopping 60% I think is the last number I’ve heard um just don’t clean it. They’ve not cleaned their carpets or if they do they’ve rent a machine. So you got you got a pool of maybe 40% that have ever hired a professional service even once for carpet, upholstery, tile, area rugs, not not even to mention hardwood floors that most people don’t know it can be and LVT and stuff that

So, you found one, they reached out. Maybe they hired the competitor today, but you found somebody who actually does that. They pay that bill.

So to to help again elevate the industry and get you know so have the best businesses stand out, charge the best rates um be booked out weeks and weeks in advance and you know be stand out better than the three rooms in the hall for $99 commodity businesses that haven’t realized they’re slowly going out of business or quickly going out of business depending on which it is anyways.

But they’re also dis they’ve always been around and they discredit the marketplace because the average consumer then needs more education to understand that that was a fraud. That business hasn’t figured out how to run a business yet. They have they do not have a longevity at $99 cleanings, right? But they don’t know that yet because they seem to think it’s a thing because everybody else has marketed that thing, right? The prices that people are marketing now are the same prices that they marketed 20 years ago. How’s that possible? Everything’s more expensive yet the price on the coupon is still the same. kind of makes your head scratch. It’s because that’s not businesses are going out of business or they have their they’re the bait and switch, which has always been around as well, and they’re they’re getting their foot in the door and then upselling everything else. And that is not a long-term sustainable model. We want to build friends. We want to love our customers to death, and we want to be with them for years. And then when they, you know, they move into the retirement homes and stuff like that, we’ve already been cleaning with for their adult children, you know, and grow the business. And when we go to sell the business, we have we’re selling a business that has an asset value, which is the database. So, if any of that
